Structure consumes significantly more gross floor area than standard builds due to 12" insulated concrete & ballistic resilience. Schedule must account for massive concrete curing times and earthworks.

Commissioning: "Legacy Mode" Protocol
A critical deliverable is the "Shutdown Protocol" for aging-in-place. Commissioning must verify that the complex "Efficiency First" system can degrade gracefully into "Simplicity First."
Heating Failover
System must auto-switch from Wood Boiler (Primary) to Propane/Geothermal (Backup) without owner intervention.
Bioshelter Shutdown
Zone 1 Hydroponics decommissioned. Atrium reverts to "Ornamental Garden" maintenance levels.
Concierge Routing
Alerts bypass Owner and route directly to "Facility Management Proxy" (Service Provider).
Estimated Effort Distribution
Heavy weighting on Structure & MEP due to Earth-Sheltered/Bioshelter requirements.
