This is not a standard custom home build. The 48th Keep is a "Concentric Bioshelter" and "Earth-Sheltered Fortress." The schedule prioritizes thermal mass, envelope integrity, and systems integration over aesthetic finishes. Contractors must treat this as a commercial-grade facility project.

Key Constraint

"Construction Tare"

Structure consumes significantly more gross floor area than standard builds due to 12" insulated concrete & ballistic resilience. Schedule must account for massive concrete curing times and earthworks.

Contracting & Trade Strategy

Disclaimer to Bidders: "That's not how we usually do it" is not a valid RFI. The integrated nature of the Bioshelter and Legacy Mode protocols requires trades to coordinate beyond standard silos.

Commissioning: "Legacy Mode" Protocol

A critical deliverable is the "Shutdown Protocol" for aging-in-place. Commissioning must verify that the complex "Efficiency First" system can degrade gracefully into "Simplicity First."

System must auto-switch from Wood Boiler (Primary) to Propane/Geothermal (Backup) without owner intervention.

Zone 1 Hydroponics decommissioned. Atrium reverts to "Ornamental Garden" maintenance levels.
